In the following we would like to introduce you to our general terms and conditions, which we use as a basis for processing and handling your booking.

We offer apartments for short and long-term stays. The general terms and conditions for short-term stays apply for a stay of 2 to 30 days. The terms and conditions for long-term stays apply to stays longer than 30 days.

1       Short-term Stays (from 2 days)

1.1      Object of the Agreement

HITrental AG leaves the apartment booked by the guest for private use; business use is only permitted with the express permission of HITrental AG.

1.2      Reservations and Bookings

For a definite reservation of an apartment a deposit of 30% of the total amount must be paid. Once the availability of the apartment has been confirmed by HITrental AG, the deposit can be paid by credit card or bank transfer. A booking is only binding when the deposit has been received by HITrental AG and the guest has received a booking confirmation by e-mail. This email contains all booking details, such as the exact location of the apartment, contact details and arrival and departure information. The guest agrees to provide the full details of his valid credit card at the time of booking. If HITrental is not able to provide the guest with the apartment he has booked, the company reserves the right to accommodate him in an equivalent apartment. If no agreement is reached, both parties are entitled to terminate the contract. In this case HITrental AG will reimburse the tenant for all amounts already paid (except for days that may have already been used). HITrental AG is not liable for any further claims.

1.3      Payment and Credit Card Payment

The balance of 70% of the total price is due on the day of arrival. This amount can be paid by credit card or cash. The total price of the apartment can also be paid in advance by credit card or bank transfer in agreement with HITrental AG; the corresponding amount must be received by HITrental AG one week before the day of arrival and confirmed by the latter. Unless otherwise agreed, HITrental AG is entitled to debit the outstanding and due amount to the guest's credit card on the day of arrival. HITrental AG reserves the right not to hand over the keys until the entire amount has been paid. HITrental AG reserves the right to demand a deposit from the guest upon commencement of the rental as security for the payment of the rent, for any damage to the apartment or facility.

1.4      Cancellation

Cancellation is possible up to 30 days before arrival.

  • Less than 30 days before arrival: 30% of the total amount
  • No-show (non-arrival): The total amount will be charged (not to exceed one month’s rent)

All cancellations must be made by email. Cancellations or changes by telephone will not be accepted. The guest authorizes HITrental AG to debit the credit card specified at the time of booking in the event of cancellation. HITrental recommends that you take out travel insurance.

1.5      Outstanding Balance and Termination of the Agreement

By accepting these GTC, the guest expressly agrees to make his credit card details available to HITrental AG and expressly agrees that any payment arrears may be debited from his card account by HITrental AG within one day of their due date. If, contrary to this agreement, the guest has not indicated a valid credit card or if the credit card cannot be debited for other reasons, HITrental AG is entitled to vacate the apartment 10 days after the due date of payment and to rent it to third parties. The personal belongings of the guest are kept for 60 days and can be collected during this time against payment of all outstanding payments. Additional costs incurred due to the guest's misconduct (costs for changing the lock, etc.) will be charged additionally.

1.6      Security Deposit

HITrental AG reserves the right to demand a deposit from the guest for any damage to the apartment or facility. A possible deposit can be paid at check-in in cash or by credit card and will be fully refunded (in cash or by bank transfer to the account indicated by the guest within 10 days) if the apartment is returned in good and undamaged condition.

1.7      Loss of Keys

All keys must be returned at check out. In case of loss of keys, we reserve the right to charge between CHF 150.00 and CHF 400.00 for changing the lock or replacing the keys (depending on the building), as security for the next tenant.

1.8      Arrival

Check-in generally takes place between 3:00 pm and 11:59 pm. An earlier check-in can be arranged under certain circumstances. You may also be able to leave your luggage until the apartment is ready to move in. Contact our booking team if required.

1.9      Departure

Check-out is by 11:00 a.m. at the latest. Later check-outs must be arranged with HITrental AG, otherwise an additional night will be charged. On departure, the guest must leave all keys on the table and close the door behind him. The apartment must be left in good condition, the dishes washed and the garbage disposed of. If the apartment is left in such a bad condition that a normal final cleaning is not sufficient, an additional cleaning fee of CHF 150 will be charged.

1.10  Number and Identity of Guests

The apartment may not accommodate more than the maximum number of people indicated on the website. HITrental AG must be informed about the number and identity of guests. Only persons who are registered with us, may use the apartment. The number of guests must not exceed the maximum number of guests must not exceed the maximum number of guests specified for each apartment; this number does not apply for children under 2 years. Pets are only allowed on request and with explicit confirmation from HITrental AG. An additional fee and a deposit is required. The exact costs per night per pet and the amount of the depot will be communicated to you at the time of booking and with the permission for the pet. HITrental AG reserves the right to cancel the contract and to expel the guests from the apartment without compensation if these conditions are not observed.

1.11  Behaviour During your Stay

The guest undertakes to respect the other guests and tenants when using his apartment and to observe the house rules. Noise disturbances must be avoided and rest periods must be strictly observed. Rest time is every day from 22:00 to 08:00 o'clock. HITrental AG reserves the right to expel guests who do not abide by these rules from the apartment at any time, whereby the guest is not entitled to any compensation. For business use of the apartment without express permission, HITrental AG reserves the right to terminate the contract immediately, without compensation claim of the guest.

1.12  Liability

Neither HITrental AG nor the owners of the apartments are liable for any direct or indirect damage resulting from use by the tenant, including damage, fire damage, robbery and criminal offences.

1.13  Our Website

All apartment descriptions and information are added to the listed apartments. While and although HITrental AG does its best to maintain accuracy and keep details up to date at all times, HITrental AG cannot be held liable for any errors or omissions made by third parties. HITrental AG also reserves the right to change information published on the website at any time, including rates, descriptions and photos. HITental AG cannot accept any responsibility for the accuracy of any product or service descriptions on this website. HITrental AG reserves the right to change or renew its terms and conditions at any time if the well-being and requirements of the company so require. It is the responsibility of all parties using the site to take adequate measures to ensure that the Terms and Conditions have been read.

1.14  Applicable Law and Court of Jurisdiction

 

Swiss law applies. Should individual points of the General Terms and Conditions be void or violate applicable law, this shall not affect the validity of these General Terms and Conditions. For void and against the valid right offending conditions the legal regulations come instead into force. The place of jurisdiction for all disputes in connection with the accommodation contract and the General Terms and Conditions is Lucerne.

                                                                                                                                                                             

2       Long-term Stays (From 30 Days)

2.1      Object of Agreement

HITrental AG leaves the apartment booked by the guest for private use; business use is only permitted with the express permission of HITrental AG.

2.2      Reservations and Bookings

The total first month's rent or the portion for the nights booked in the first month is due on the day of booking or on the day of signing the contract, but no later than 10 days after the booking/signing of the contract.

The fee for the final cleaning is CHF 100.00. This final cleaning charge is due with the first month's rent. The amount for the first month's rent or the share for the nights booked in the first month including the final cleaning charges can be paid by bank transfer, credit card or cash.

The total price of the apartment can be paid in advance by credit card or bank transfer in agreement with HITrental AG. HITrental AG reserves the right to maintain the booking only if the first monthly amount or the portion of the booked nights for the first month have arrived on time on the bank account. The further monthly payments must always be paid in full in advance for the next month. The corresponding amount must be credited to the account of HITrental AG on the last day of the previous month. The receipt will be confirmed by HITrental AG. If the payment of the following month has not been paid in full, HITrental AG is entitled to vacate the apartment 10 days after the due date of payment and to re-let it elsewhere. The personal belongings of the guest are kept for 60 days and can be collected during this time against payment of all outstanding payments. Additional costs incurred due to the guest's misconduct (costs for changing the lock, etc.) will be charged additionally. HITrental AG reserves the right to demand a deposit from the guest upon commencement of the rental as security for the payment of the rent, for any damage to the apartment or facility.

For bookings longer than 30 days, a deposit of CHF 1000.00 is due. This must be transferred with the first monthly rent or the portion for the nights booked in the first month and must be credited to the account of HITrental AG no later than 10 days after signing the contract/booking. The deposit will be refunded by HITrental AG no later than 10 days after the end of the rental period, if the apartment is returned in good and undamaged condition.

The apartment is cleaned once a month for stays longer than 45 days (including towels and bed linen). Additional intermediate cleaning can be booked for a fee. The staff of the cleaning service has the permission to enter the apartment (even in the absence of the guest) for the purpose of cleaning. The same applies to our in-house technicians in the event of necessary repairs. All additional costs, monthly intermediate cleaning (from a stay longer than 45 nights), TV and Internet are included in the price. In case of failure or disruption of the Internet, the guest cannot demand a reduction of the price. For pets we charge an additional fee per night and pet as well as a depot.
